  1. Demolition Declaration Form
  2. Commitment to General Review by a professional engineer where required
  3. Site/grading plan prepared by a professional engineer (P.Eng.), or an Ontario land surveyor (OLS)
  4. All applicable necessary approvals

  1.    Site Evaluation Report/ test pit information
  2. A site plan drawing showing the following:
    1. Property lines
    2. Location of the proposed on-site sewage system
    3. Location of all existing and proposed buildings and structures on the property
    4. Location of all wells on the property
    5. Location of any wells located within 30m of the proposed on-site sewage system
    6. Location of all existing and proposed driveways, laneways or similar on the property
    7. Location of all swales on the property
    8. Location of all bodies of water within 15m of the proposed on-site sewage system
    9. Location of all reservoirs within 15m of the proposed on-site sewage system
    10. Location of all easements on the property
    11. Location of all existing on-site sewage systems on the property
    12. Setback dimensions from the proposed treatment units, distribution piping and leaching chambers to each of the items listed in c through k above.
  3. Sewage system design and construction drawings including;
    1. Plan view
    2. Cross section (longitudinal and bilateral to the bed)
  4. The completed Addendum to Application to Permit Sewage System Construction or Repair Form

  1. Site plan
  2. Floor plan, foundation and framing plan
  3. Elevation(s)
  4. Section or detail of guard
  5. Detail Section (through deck view)

  1. Site Plan or survey
  2. Foundation plan
  3. Floor Plan (framing)
  4. Building Elevations
  5. Detail or Building Section

  1. Site Plan
  2. Grading and Drainage Plan prepared by a professional engineer (P.Eng.), if applicable
  3. Foundation plan
  4. Floor Plan(s) (one per floor, including framing elements, all dimensions, room names or uses, and any new plumbing facilities)
  5. Building Elevations
  6. Building and Detail Section
  7. Letter of verification from heating designer of the sufficiency of capacity of the existing heating
  8. Additional information on Existing System Sewage System may be required (where applicable)
  9. Completed EEDS form (OBC Part 12, SB 12)

  1. A location plan or Site Plan where required
  2. Approved Site Development Plan and Agreement (for townhouses, multi’s and apartments)
  3. Any of the following construction plans as applicable
    1. Foundation plan
    2. Floor Plan(s) (one per floor, including framing elements, all dimensions, room names or uses, and any new plumbing facilities)
    3. Building Elevations
    4. Building and Detail Section
  4. Letter of verification from heating designer of the sufficiency of capacity of the existing heating
  5. Additional information on Existing System Sewage System may be required (where applicable)
  6. Where renovation is extensive a completed EEDS form may be required (OBC Part 12, SB 12)

  1. Site Plan, Grading and Drainage Plan prepared by a professional engineer (P.Eng.), or Ontario land surveyor (OLS)
  2. Completed EEDS form
  3. TARION (ONHWP) Registration Form
  4. Verification of potable water supply if applicable
  5. Foundation Plan
  6. Floor Plan (one per floor, including all structural framing elements, dimensions, room names and proposed plumbing fixtures)
  7. Engineered Floor and Roof Framing Plans (include engineered floor and roof truss drawings)
  8. Building Elevations (4 sides)
  9. Building and Detail Section
  10. Mechanical Ventilation Design Summary Form
  11. Heat Loss / Heat Gain Calculations and Furnace make/model
  12. “New Building Service Report” from the County of Oxford Water and Wastewater Service Department (if municipally serviced)
  13. Energy Efficiency Design Summary form
  14. Information sheet for MDS I calculation (if applicable)
  15. Copy of deed or Record of Transfer may be required for newly created lots in Registered Plans (if applicable)

  1. Approved Site Development Plan and Agreement (see Township Site Plan Control by-law)
  2. Geotechnical Investigation Report
  3. Site Plan, Grading and Site Servicing Plan (s) prepared by a professional engineer (P.Eng.), and an Ontario land surveyor (OLS) (see Subsection 4.2 and 4.3 of the by-law)
  4. Commitment to General Review by a professional engineer and Architect where Division C, 1.2 applies
  5. Verification of on-site water supply for firefighting
  6. Architectural Drawings (sealed)
  7. Structural Drawings (sealed)
  8. Mechanical Drawings (sealed)
  9. Electrical Drawings (sealed)
  10. Sprinkler and Standpipe Drawings (sealed) where applicable
  11. Energy efficiency design compliance summary form (OBC Part 12; SB 10)
  12. Copy of deed or Record of Transfer may be required for newly created lots in Registered Plans (if applicable)

  1. Approved Site Development Plan and Agreement (see Township Site Plan Control by-law)
  2. Geotechnical Investigation Report
  3. Site Plan, Grading and Site Servicing Plan (s) prepared by a professional engineer (P.Eng) and an Ontario land surveyor (OLS) (see Subsection 4.2 and 4.3 of the by-law)
  4. Commitment to General Review by a professional engineer and/or Architect, where Division C, 1.2 applies
  5. Verification of on-site water supply for firefighting
  6. Where applicable, a complete Private Sewage System Permit Application (see 2., above)
  7. Architectural Drawings (sealed)
  8. Structural Drawings (sealed)
  9. Mechanical Drawings (sealed)
  10. Electrical Drawings (sealed)
  11. Sprinkler and Standpipe Drawings where applicable (sealed)

  1. Site Plan (confirmation of location of building by OLS for MDS II purpose may be required)
  2. Commitment to General Review by professional engineers, where OBC Division C, Section 1.2 applies
  3. Site Characterization Report and Commitment to General Review (where required by the Nutrient Management Regulations)
  4. Foundation Plan (sealed)
  5. Floor Plan including interior penning and room layouts and uses (sealed)
  6. Structural Plans and Specifications (sealed)
  7. Building Section (sealed)
  8. Engineered Roof Framing Plans
  9. Confirmation of Drain relocate/disconnection (by Municipal Drainage Superintendent, where applicable)

  1. Site Plan
  2. Geotechnical review where new foundation system or ballasting is required
  3. Structural Drawings or specifications
  4. Elevations where applicable
  5. Sections and Detail where applicable
  6. MDS II calculations if applicable (nutrient storage facilities)
